Apartment Door Services
Apartment Door Repair & Adjustment
Sticking, sagging, or misaligned apartment doors are usually a hardware problem, not a reason to replace the door. We re-hang doors on worn hinges, realign frames and strikes, and repair or replace failing closers and electric strikes so the door latches and self-closes the way it should. Our door repair and lock repair crews carry common closer, hinge, and strike parts so most apartment doors are working again in a single visit.
Door Installation & Replacement
When an apartment door is beyond repair or out of code, we handle full apartment door replacement — new entry doors, frames, and hardware fitted to your opening. For multiple dwellings we supply self-closing, fire-rated entrance doors that meet NYC requirements, and we coordinate with property managers on finishes and lead times. Ask about our broader residential door, fire-rated door, and door installation options.
Locks, Buzzers & Building Access
We install and repair apartment locks, deadbolts, and entry hardware, and we upgrade building common-door access so tenants and staff get in safely. That includes intercom-released doors, key fob entry, and keypad access on lobby and back doors, tied into a managed access control system. Need a fresh start after a move-out? We also handle lock changes on apartment entries.
Weatherproofing & Lockout Help
Drafty, leaking, or noisy apartment doors get new weatherstripping and door sweeps to seal the gap and quiet the hallway. We can add peepholes, reinforce strike plates, and fit higher-security deadbolts for added protection. Locked out? Our team provides fast, damage-conscious apartment lockout service so you are back inside without a destroyed door.
Apartment Entry Doors for Rental Buildings
For owners, landlords, and supers, the unit entry door is the door that gets slammed, hit by moving carts, rekeyed at every turnover, and checked by inspectors. Here is how we approach apartment entry doors in rental buildings, from a quick turnover fix to full replacement.
What a rental entry door has to do
A unit entry door has to resist forced entry, hold its fire rating, close and latch on its own, block hallway smoke and noise, and still look presentable after years of tenants. That only happens when the slab, frame, hinges, closer, and lockset are matched to each other.
Steel is the standard for most apartment entries. It takes abuse, holds paint, and is easy to get with a fire label. Solid wood still belongs in landmarked and high-end buildings where the look must match, but it is heavier on hinges and moves more with the seasons. Hollow-core wood has no place on a unit entry.
Fire-rated and self-closing: where buildings get violations
In NYC multiple dwellings, apartment entrance doors must close on their own, and most must be labeled fire-rated assemblies. The points that trip up owners:
- The rating covers the door, frame, and hardware together. A rated slab in an unrated frame is not compliant.
- The door must swing fully closed and latch without help. A disconnected or weak closer is the most common problem we see.
- The label is on the hinge edge of the door or frame. If it has been painted over or removed, an inspector can treat the door as unrated.
- Peepholes, kick plates, and mail slots added in the field can void the rating unless they are listed for use on that door.
Turnover is the time to check the door
Between tenants, the unit is empty and the door can come off its hinges without inconveniencing anyone. A turnover check should cover:
- The closer pulls the door shut from fully open and latches it without slamming
- Hinges are tight and the door is not dragging or rubbing
- The strike is solid and the deadbolt throws fully
- The fire label is present and readable
- Gaskets and the door bottom are intact
- The locks are rekeyed or changed for the incoming tenant
Fixing a closer or rehanging a door at turnover is far easier than doing it after a violation or a tenant complaint.
The door and the lock as one job
Most apartment break-ins defeat the strike and frame, not the slab. Upgrading a door without the hardware leaves the weak point in place, and a new lock in a sagging door will not latch cleanly. When we hang or repair an entry door, we set the deadbolt, latch, reinforced strike, and closer to that door in the same visit, using long screws that reach the wall framing. For buildings that want tighter key control, a restricted keyway keeps tenants from copying keys without authorization. See our lock change service for turnover rekeys.
Repair or replace
Most sticking or unlatched apartment doors are fixable with hinge, closer, or strike work. Replacement makes sense when the slab is dented or delaminated, the frame is split or rusted at the base, the fire label is missing, or the door has been cut and patched so many times the hardware no longer holds.

Frequently Asked Questions
Unlock our most frequently asked questions about apartment doors in NYC.
Do NYC apartment entry doors need to be fire-rated and self-closing?
In multiple dwellings, apartment entrance doors are generally required to be fire-rated and self-closing under NYC housing and fire-safety rules. We install and service self-closing devices and fire-rated entry doors that meet these requirements, and we can replace a missing or disconnected door closer so the door latches and closes on its own.
Can you fix an apartment door that sticks or won't latch?
Yes. A door that drags, won’t latch, or won’t stay closed is almost always a hinge, frame, strike, or closer issue. We realign the door and frame, replace worn hardware, and adjust the closer and strike so it operates smoothly — usually in one visit, without replacing the whole door.
Do you work with property managers and multiple units?
Absolutely. We regularly service residential buildings for property managers, from one problem door to standardized hardware across an entire property. We can keyed-alike common doors, set up master key or fob access for staff, and schedule larger jobs around tenant access.
Do you offer emergency apartment door service?
Yes. Our showroom at 328 Columbus Ave is open Mon–Fri 8:30 AM–5:00 PM, and we provide mobile emergency door and lock service 24/7 for lockouts, doors that won’t secure, and broken hardware.
