NYC Door Repair & Installation

Doors are mechanical systems, not just panels — a door that sticks, drags, or won’t latch is usually a hinge, frame, closer, or threshold problem rather than the door itself. Our first step on any service call is to diagnose whether the smart fix is a repair (re-hanging, shimming the frame, replacing a closer or hinges, adjusting the strike) or a replacement, and we tell you which before we start.

Entry and apartment doors. Most NYC apartment and house entries are wood or metal slabs in steel or wood frames. We replace sagging hinges, repair or replace strike plates and weatherstripping, fix doors that have dropped out of square, and swap full assemblies when the frame is compromised. New entry doors are hung plumb, sealed, and fitted with hardware graded to the opening.

Fire-rated doors — code matters. Fire-rated assemblies (door, frame, and hardware together) carry a rating in minutes (20, 45, 60, 90) and must self-close and positively latch. NYC requires rated doors at stair enclosures, between certain occupancies, and on many apartment entries. We install labeled assemblies, replace non-compliant closers and hinges, and never modify a rated door in a way that voids its label.

Landmark doors. In landmark districts and on designated buildings, door work must preserve the historic appearance and often requires matching the original profile, material, and finish. We restore and replicate landmark doors to keep them compliant with NYC Landmarks Preservation guidelines while quietly upgrading the security hardware behind the scenes.

Storefront, glass, and revolving doors. Commercial entrances take the most abuse. We service narrow-stile aluminum storefront doors (Adams Rite hardware, deadlatches, panic devices), repair and replace glass-door pivots and patch fittings, and overhaul revolving doors — speed control, wings, seals, and safety sensors — so they turn smoothly and safely. Automatic and ADA doors. We install and service automatic swing and slide operators for storefronts and accessible entrances, including activation sensors, safety beams, and push-plate actuators, configured for code-compliant ADA operation.

Not sure what your door is called? Most people aren’t — and you don’t need to be. If the heavy glass door at your building entrance has gotten hard to pull, that’s usually a balance door losing its pivot adjustment. A kitchen or stockroom door that should swing both ways but slaps or hangs crooked is a double-action swinging door with worn spring hinges. A patio or closet door that drags or jumps its rail is a sliding door with failed rollers. A steel basement or service door that scrapes, rusts at the bottom, or won’t latch is a metal door issue. Hardware and lock integration. Because we’re locksmiths first, every door we touch leaves with its locks, closers, and weatherstripping working together — not a new door with a worn cylinder bolted on.
